ReadyFor Market
Your hard work has paid off and the home is ready for market. We will have our professional photographers and videographers capture the essence of your home to best exemplify its attributes. We will then list your home on the local MLS and allow for syndication to all area brokerages and third party vendors. We further evaluate the original marketing strategies discussed during the initial consultation and improve upon it, based on any adjustments made to the home and changes in the current market condition, and implement our new plan. Satisfied with the review of the marketing strategy, we implement the plan, and monitor its results.
HomeShowings
Once your home is considered an active listing, home showings will begin. Ideally, the homeowner is not present during showings. We highly encourage our home owners to make accommodations for pets during this time. We will arrange for you to be notified via a method that is convenient for you, this includes text, phone call, email, or any combination of the three. When showings are scheduled, we will notify you ASAP however you prefer to be contacted - text, phone call, email, or any combination of the three. Upon a showing request, we ask that you make your home show-ready by performing a variety of tasks that create the best atmosphere for the future buyer. This may include turning on lights, music, theater rooms, and water features, just to give a few examples.
TheOffer
This is an exciting time for everyone involved and is typically chalked with emotions and even some apprehension. This is a time where we truly see what the buyers' thoughts are on your home, competitiveness of the marketplace, and how your effort to prepare the home has influenced the offer. This experience will vary depending on a seller’s market or buyer’s market, however, rest assured we have the tools and techniques to generate the best offers for you. Once the offer(s) are presented, you will have three options: you may accept, counter, or reject the offer. If you choose to counter, there will be a period of negotiation until an agreement is reached or all parties choose to move on. Upon a successful negotiation, the contract will be modified to reflect the new terms and conditions. Once all parties have signed, or executed, the contract, you will officially be under contract.
Inspections
This is a period when the buyers are afforded time to inspect your home by a qualified insured inspector. Depending on the terms of the original contract there are a number of potential outcomes to this process - most typically the potential for another round of negotiations to work through unknown conditions. Some common strategies may include repairs, price reduction, or another form of compensation. However, it's important to remember all items of the contract are available to be renegotiated during this time so the seller is not held hostage during the resolution period. Again, market conditions typically play a significant role during this time.
Appraisal
An appraisal is an unbiased professional opinion of a home's value. The appraisal is used to determine whether the home's contract price is appropriate given the home's condition, location, and features. A property's appraisal value is influenced by recent sales of similar properties and by current market trends. The appraisal process is typically the last negotiable contingency of the contract, once successfully navigated all that is left is closing.
Closing
The day has finally arrived! Typically we meet at a local title company who helps facilitate and insure your transaction. During this time the title company will present confirmation of the buyers clear to close. You will sign the necessary documents to complete the transaction. Once the paperwork is signed by all parties, your title company will wire the net proceeds of the sale to your bank account and record the sale with the county, and your home will officially be sold!
